BUSINESS ISSUES
After a close brush with the deadline, Congress has passed an extension of the Homebuyer Tax Credit closing deadline, the Homebuyer Assistance and Improvement Act (H.R. 5623). The extension applies only to transactions that have ratified contracts in place as of April 30, 2010 that have not yet closed. The legislation is designed to create a seamless extension to new closing deadline for eligible transactions, which is now September 30, 2010. There will be no gap between June 30 and the date the President signs the bill into law.
NAR worked closely with Congressional leaders on both sides of the aisle to enact this important legislation. Extending the Tax Credit Closing deadline will help provide additional stability to real estate markets across the nation.

Additionally, the United States Senate has passed the National Flood Insurance Program Extension Act of 2010 (H.R. 5569) an extension of the National Flood Insurance Program until September 30, 2010. This will allow transactions to move forward. The bill is retroactive and covers the lapse period from June 1, 2010 to the date of enactment of the extension.

while you sleep. Also consider installing motion-detector lights if you live
in a high-crime area or near a highway. Burglars strike 40 percent more
often within three blocks of major thoroughfares, which offer easy escape.

Respect the Property Owner
Scheduling the Appointment:
1.
Always schedule property showings in advance. Schedule appointments
as far in
advance as possible. Call if you are delayed or must cancel an appointment.
2. Inform the listing
broker in advance if the showing is a preview for client, preview for
BPO,
appraisal, inspection, or buyer showing.
3. If a prospective buyer decides
not to view a home, contact the listing broker
immediately.
4. Communicate with all parties
in a timely fashion.
5. Listing broker should share information about a property, including
the presence of pets;
security
systems; and whether sellers will be present during the showing.
Showing the
Property
1. When showing a home, always ring the doorbell or knock before entering. Knock before entering any closed room
2.
Enter listed
property first to ensure that unexpected situations, such as pets, are
handled appropriately.
3.
Present a
professional appearance at all times; dress appropriately.
4.
Leave your
business card if not prohibited by local rules.
5.
Never
criticize property while in or on the property.
6.
If the
seller is home during a showing, ask their permission before using the
telephone or bathroom and inform sellers that you are leaving after a
showing.
Respect
for Property
1. Be responsible for visitors
to listed property; never allow buyers to enter property if
unaccompanied.
2. Unless otherwise instructed,
when the seller is absent, be sure to turn off lights, shut
windows, and
lock doors after a showing.
3. Tell buyers not to smoke in listed property.
4. Use sidewalks; if weather is bad, take off shoes and boots inside
the listing.
5. When a property is vacant, check that heating and cooling controls
are set correctly and
check the
outside of the property for damage or vandalism.
Respect for Peers
1. Call the listing broker to
report the results of any showing.
2. Notify the listing broker
immediately if anything appears wrong with the property.
3. Notify the listing broker if
there appears to be inaccurate information on the listing.
“Agent Recommended” Tab Added to Client Portal
A tab has been created on the Client Portal and in the Prospect Cart for listings that are recommended by the client’s agent. Listings are automatically categorized as Agent Recommended if they are saved by an agent for their client.
Enhancements to the Seller’s Net Sheet
The "Remarks" field on the Seller's Net Sheet has been limited to 250 characters. This limit now displays next to the field, along with a character counter showing the number of characters entered in the field. With this change, the generated report will no longer exclude any characters entered in the Remarks. A spell check feature has also been added for this field.
“Days Back” Feature on Calendars
Users can now specify dates on calendars used in the MLS by entering the number of days back from the selected date they wish to include. This feature allows users to indicate the number of days back from the date selected rather than selecting an earlier date on the calendar.
