Florence, KY – December 22, 2014. The Northern Kentucky Association of REALTORS® and the Northern Kentucky Multiple Listing Service report that average home sale prices rose by nearly 7% in November to $154,370 over the $144,699 reported by the MLS in November 2013.  Sales were up month over month by 2.24% - 410 sales in November vs. 401 residential sales from last November. With winter coming, home buyers are hoping to be settled into their recent purchase in time to celebrate the upcoming holidays. 

Through November, NKY residential sales are in line with those in 2013, the best year for housing of the last 6 years and expectations are that interest rates will stay favorable for all to find their forever home. Housing inventories are at low levels so putting your home on the market during the winter months can be a great marketing strategy. 



 Selling your home during the winter months isn’t without its challenges.  The holiday season is a hectic time of year and selling a house can be stressful. However, there are advantages to selling your home at this time of year.
Low inventory means fewer listings and less competition.  By just taking a few simple steps to prepare and stage your home, you can sell your home sooner rather than later. To make sure your house is sold at the best price this winter, here is some advice from the Northern Kentucky Association of REALTORS®. 

Keep the heat up to a cozy temperature.   When potential buyers walk into your home from the cold outdoors, they can warm up nicely in your cozy home.   Would-be homebuyers will imagine themselves coming home every evening to their new house.  Check for any drafts and seal them up.  If you feel a draft, you can be sure the potential buyer will notice them in your warm home. 

During the holidays, timing is extremely important when selling a home, so you want to make sure that offers aren’t coming in when you’re out of town or that potential buyers show up during your annual family holiday dinner. Keep your seasonal decorations conservative so you do not overwhelm the potential buyer. Make sure to take decorations down as soon as the holidays are over.  You don’t want to have the lights and inflatables still up in February.  Be sure that your driveway and sidewalks are swept or shoveled and clear off any decks or patios.
