NKY Home Buyers are Pouncing on New Listings

Florence, KY – April 22, 2015. April is Fair Housing Month in America, a time to remember how far we have come as a country to ensure that every American has a right to own a home, and live where they want to freely without discrimination from race, color, religion, sex, handicap, familial status, sexual orientation, gender identity, and national origin. The Northern Kentucky Association of REALTORS® and its Multiple Listing Service announced today that local home sales in March rose nearly 19% (501-422) over sales from the previous March 2014. The lasting snowy weather of the 1st quarter lingered on through February keeping home purchasers inside but, March broke open with sales rebounding.  Average home prices were up by 5% ($162K-153K) indicating that sellers are reaping the rewards of low inventories. Of the 501 homes sold in March, 215 or 43% went pending in the first 30 days and sold for 98% of their asking price, strong signs that buyers are moving on market ready properties very quickly.

Year to Date, even with lower total sales, the total dollar volume of closed transactions is up 5.69% which clearly indicates that home prices have outpaced sales, giving notice to sellers and buyers that the time is right to get off the fence and take a leap of faith back into the market this spring.
